Modern Villa Design with Restrictions
Budget: €8 – €30 EUR
I need a architect who can translate my vision of a sleek, modern villa with pool into a full set of images while respecting several strict site constraints. The plot calls for a 4-metre setback on every side. The garage must sit beneath the main volume: its roof will be 1.30 m below natural grade and the villa’s ground floor then rises 1 m above that. To optimise views, the second floor may project 80 cm closer to the borders than the level below, so the design has to step out gracefully yet stay compliant. I want to make the most out of the available meters. So the villa must be as big as it can be. The pool does not have to be 4 meters from the borders.
Inside, I’m looking for a fluid, open living area that merges seamlessly with an open kitchen and frames the pool. Four bedrooms, generous bathrooms, and an accessible rooftop terrace are essential. Beneath the house, the garage should also accommodate a small gym and wellness zone.
I’ll need:
• Schematic layout options showing how the massing respects the setbacks and split-level garage requirement.
• 3D exterior and interior renders conveying the modern aesthetic.
Please confirm you can align the design with the stated distances from the borders, the stepped façade, and the partially buried garage. If you have local code knowledge or prior experience with similar zoning nuances, highlight that in your proposal along with a timeline for concept, revision rounds, and final submission.
