Thank you for the opportunity to collaborate on your new home. Based on the information provided, this project involves the design of a 4800 square foot, two-story modern organic residence to be constructed on a future one-acre lot in Southlake City, TX.
The vision for this home reflects a refined modern organic aesthetic clean architectural forms softened by natural materials, warm textures, intentional indoor-outdoor connections, and thoughtfully curated spatial experiences.
Because the lot has not yet been secured, our process will begin with conceptual development and strategic planning to ensure flexibility and optimal site integration once a property is selected.
2. Scope of Services
PHASE 1: Pre-Lot Concept Development
This phase focuses on defining the architectural vision and spatial framework prior to lot acquisition.
Services Included:
• Design concept development
• Space programming and adjacency planning
• Style refinement (modern organic form, massing, materials, palette)
• Preliminary floor plan layouts (2–3 iterations as needed)
• High level massing studies
• Lot evaluation guidance once potential properties are identified
• Preliminary review of HOA and jurisdictional requirements in Celina / Collin County
• Budget alignment discussion based on conceptual direction
Deliverables:
• Concept floor plans
• Basic exterior massing diagrams
• Style and material direction board
• Planning summary document
PHASE 2: Schematic Design (Post Lot Confirmation)
Once the lot is secured, we will refine the concept specifically for site conditions.
Services Included:
• Site analysis (orientation, setbacks, grading considerations)
• Refined floor plans
• Exterior elevations
• Preliminary building sections
• Initial structural coordination
• HOA submission package (if required)
Deliverables:
• Schematic design drawing set suitable for HOA review
PHASE 3: Design Development
This phase advances the design to technical clarity.
Services Included:
• Fully dimensioned plans
• Exterior detailing refinement
• Window and door schedules
• Material specification refinement
• Structural coordination

• Preliminary builder pricing set

PHASE 4: Construction Documents & Permitting
This phase prepares the project for construction and municipal approval.
