Modern Conceptual Floor Plan Redesign
Budget: $30 – $250 USD
I already hold an accurate DWG as-built of my 1,377 sf first floor, 1,002 sf second floor, and 767 sf basement. What I need now is a fresh, modern concept that rethinks how we live in the space—nothing more than schematic level drawings, so no permit documentation or structural detailing.
Second floor
My priority upstairs is a balanced layout that comfortably fits three bedrooms while improving traffic flow to, from, and around the bathrooms. Storage and circulation should feel natural rather than forced.
Main floor
I want the ground level to breathe. Picture a large, inviting kitchen that flows into a flexible living-dining zone; walls come down where possible, light and sightlines open up, yet the plan still respects existing structure for now.
Basement
A quick pass is welcome—just ensure it ties into the new program above, but depth of design here can remain light.
You’ll be working directly in AutoCAD, starting from my DWG. I’m looking for someone who regularly handles residential floor plan design, understands contemporary space planning, and can iterate quickly on layout ideas.
Deliverables
• Updated DWG and one plotted PDF showing proposed floor plans (basement, first, second)
• A brief rationale outlining key moves and square-foot comparisons
• Up to two rounds of minor tweaks once I review the first pass
