Modern Commercial Building Design

Project Description:
I’m looking for an architect to design a modern commercial building on a plot of 59 m².
I already have some example plans that can be improved and used as a reference.

Land and Dimensions:

Total area: ≈59 m²

Distance B1–B3: 11.4 m

Distance B2 (perpendicular to B1–B3): 5.4 m

Distance B4 (perpendicular to B1–B3): 4.9 m

The main façade faces a main boulevard, with a mandatory 5 m setback at ground floor level.

Building Requirements:

Basement (Sous-sol): For storage or technical use

Ground Floor (Rez-de-chaussée): Commercial use — maximize the usable surface area

R+3: Office spaces (Bureaux)

Elevator: Small lift starting from the 1st floor

Modern, functional design respecting local construction norms

Deliverables:

Architectural plans (2D and 3D preferred)

Layout optimization proposal

Elevation and façade design

Additional Info:

I will provide existing sketches and examples for improvement.

The design should maximize ground floor usability while respecting the 5 m setback rule.
