Modern 4-Bedroom House Plans

I’m looking for an experienced draftsperson to draw up plans for a simple, single-storey 4-bedroom home.

The design will be a straightforward brick veneer house – nothing overly complex or architectural. I’m aiming for a clean, practical layout that is easy and cost-effective to build.

Project Details:

* Single-storey home
* 4 bedrooms
* Brick veneer construction
* Open-plan kitchen, living and dining
* Functional layout with good flow (family-friendly)
* Standard roofline (nothing too complicated)

I already have a rough floor plan/idea of what I’m after, so I’m looking for someone who can refine this into full working drawings.

Scope of Work:

* Planning drawings
* Building drawings suitable for council approval
* Basic elevations
* Ability to coordinate engineering if required (or allow for it)

Ideal Experience:

* Experience designing standard residential homes
* Strong understanding of Australian building requirements
* Proficient in AutoCAD or similar
* Practical mindset (buildability and cost efficiency is key)

Not chasing anything overly high-end – just a well-designed, practical home that works.
