Modern 3-Bedroom Home Plans
Budget: $10 – $30 USD
I’m ready to commission a full set of architectural drawings for a modern-style residence featuring three bedrooms, two full bathrooms and a separate guest WC. The end goal is a permit-ready package that my builder can take straight to council and to site.
Here is the scope I have in mind:
MODERN BUTTERFLY STYLE
• Conceptual layout: optimise flow for a contemporary lifestyle, emphasising open living, generous glazing and seamless indoor–outdoor connection.
• Detailed floor plans (1:100 or similar), elevations, roof plan and section drawings reflecting a clean modern aesthetic.
• Basic site plan showing setbacks, driveway and service entries (I’ll supply the survey file once we start).
• Schematic electrical and plumbing layouts so the engineer can layer in their notes.
• Final deliverables both as print-ready PDFs and editable DWG files.
To keep things efficient I’ll review the concept once, the developed design once and the final draft before sign-off. The plans need to satisfy local code; if revisions are required purely for compliance, they’re part of the brief. Please let me know your typical turnaround for each stage and share one or two samples of modern homes you’ve drawn previously.
