Modern Barndominium Permit Plans
Budget: $1,500 – $3,000 USD
I’m ready to move from inspiration to approved construction on a modern Barndominium that will serve purely as a residential home. I already have the land; what I still need is a complete, permit-ready drawing package that satisfies my local building department and captures the clean, contemporary feel I’m after.
Key design goals
• A modern aesthetic inside and out—think clean rooflines, generous glazing, and minimal-trim metal siding.
• An open-concept main living area that flows from kitchen to dining to lounge without partitions.
• Multiple bedrooms (at least three) arranged for privacy away from the central space.
• A seamless outdoor living zone—covered porch or patio—that feels like an extension of the interior.
Scope of work
You’ll take the project from rough concept to a coordinated construction document set, including architectural, structural, and basic MEP plans, ready for permit submission. Local code compliance, energy requirements, wind/snow load data, and any municipality-specific notes must be incorporated. If your license allows you to stamp the drawings for my state, even better—please mention it.
Deliverables
1. Scaled floor plans, elevations, building sections, and roof plan
2. Structural framing diagrams with beam/column schedules
3. Foundation plan with footing details
4. Electrical and plumbing layouts (schematic level is fine)
5. Site plan keyed to my survey data
6. Exterior and main-area interior renderings (optional but preferred)
7. One revision round after plan-checker comments
