Complex House Renovation & Extension Brief
I have recently purchased a new house and would like help redesigning both the interior and exterior. I have attached:
Current floor plan
My own design sketch
Current front elevation of the house
3 photos of other houses which I like the style of.
Structural considerations:
The central thick internal wall should ideally remain in place, as removing it would require extensive steel support work.
I have explored a design that removes this wall, but it would involve significant structural steelwork, so I am open to advice on feasibility.
A large block of wall between the master bedroom and sitting room can be removed.
The back left corner must remain as a boiler room.
I do not plan to extend the ground floor.
I am open to different upstairs extension options (full extension, partial extension, or a mix including chalet-style elements).
Ground Floor Requirements:
Kitchen: 4m x 4m
Lounge + Dining:
Ideally open-plan or connected
Lounge: approx. 5m x 8m
Dining: approx. 7m x 4m
Toy Room: 3m x 4m
Pantry/Larder (off kitchen): 1.5m x 2–3m
Bedroom with en-suite
Toilet (separate WC)
Boot room (accessed from rear of house)
Entrance hall with staircase
First Floor Requirements:
Master suite with:
En-suite bathroom
Dressing room
2 additional bedrooms
Main family bathroom
The following spaces can be placed either upstairs or downstairs depending on the design:
Utility room
Office (minimum 2m x 3m)
Zoom / video call room (minimum 2m x 2m)
Overall Goals:
Maximise natural flow between living spaces
Keep structural changes efficient where possible
Explore creative upstairs expansion options
Prioritise practical family living and flexible work-from-home spaces
