Objective: Build a high-efficiency 4-unit residential building at 4015 Lyndale Ave N. All units optimized for MPHA Section 8 Housing Choice Vouchers (4-Bedroom / 2.5-Bathroom).
Massing Strategy: Build "Back," not "Up." Cap at 2 stories to build strictly under the International Residential Code (IRC), avoiding mandatory commercial sprinklers and IBC code triggers. Maximize the 125’ lot depth with a 28’ W x 80’–85’ D footprint to leave 7’ side setbacks.
Layout Efficiency: Back-to-back townhouses with private exterior or shared side-entry alcoves. Eliminate common interior hallways. Vertically align kitchens/bathrooms to use a single "wet wall" per stack. Design for standard lumber spans to cut waste.
Section 8 Compliance: Target 110–120 sq. ft. per bedroom. Every bedroom must have an operable egress window (min 5.7 sq. ft. net clear opening, max 44" sill height). Maintain uniform 8’ ceilings.
Utilities: 4 separate electric, gas, and high-efficiency HVAC split meters. Tenants pay 100% of utilities.
Site Plan: Rear alley access used for a parking pad and screened utility enclosure. Maintain rear mature trees for natural privacy screening.
