Architect / House Floor Plan & Site Layout Designer Needed for 2-Storey Family Home
# Project Description
We are planning to build a 2-storey family house and are looking for an architect, architectural designer, or someone with a strong eye for practical and beautiful house design to help us develop the floor plan and overall site layout.
The house already has a basic exterior concept and a simple 2D floor plan, but we are still flexible and open to better ideas. We want someone who can look at the house, the plot of land, and our needs, and help us create a smart, functional, and attractive design.
This project is mainly about concept design, floor planning, and site planning. We are not looking for final construction drawings at this stage, but we want a well-thought-out plan that can later be developed further by local professionals if needed.
# House Description
The house has 2 floors.
The entrance is on the lower floor. From the lower floor, you go upstairs to the first floor, where we would like the main living area to be.
On the first floor, we would like to include:
* Kitchen
* Common room / living room / dining area
* 3 to 4 bedrooms
* One master bedroom with private bathroom
* Possibly a walk-in closet connected to the master bedroom
* One additional shared bathroom on the same floor
* Utility / laundry room connected to or close to the kitchen
* Good connection to the balcony
* Practical room flow and good use of space
* A layout that feels modern, comfortable, and realistic to build
We would also like the designer to think about the placement of windows, doors, and balcony access. The windows shown in the attached images are not fixed. They are only there as examples and should not limit the design.
# Ground/lower Floor
We also need help with the ground floor layout.
At the moment, most of the main living functions will be upstairs, including the kitchen, common room, bedrooms, bathrooms, and utility room. Because of this, we are unsure what the best use of the ground floor should be right now.
However, we would like the ground floor to be planned in a way that makes it possible to create a separate apartment downstairs in the future. This means the layout should consider future flexibility, including:
* Possible future apartment layout
* Future kitchen/living area downstairs
* Future bathroom placement
* Possible bedroom placement
* Private entrance or practical access
* Plumbing and technical planning that makes future conversion easier
* Storage, hobby room, office, guest room, workshop, or other practical use for now
* Good connection between the ground floor and the upstairs living area
* A layout that works well now, but does not prevent a good apartment solution later
We are open to ideas for what the ground floor should be used for in the first stage. We want the freelancer to suggest a smart layout that gives us value now, while keeping the future apartment option realistic.
# Plot / Site Layout
We also need help planning the outside area around the house on the plot of land.
The site layout should consider:
* Placement of garage / carport
* Parking area
* Driveway
* Main entrance access
* Garden area
* Terrace / outdoor seating area
* Connection between the house, garden, balcony, and outdoor spaces
* Practical access around the house
* Possible storage or technical area outside
* General landscaping ideas
* How the house should sit naturally on the plot
* Best use of sunlight, views, wind protection, and privacy
The ground has already been leveled, which can be seen in the Google Maps / site photos. We want the design to make good use of the existing plot and the prepared ground. (We will send these photos later...)
# What We Need From You
We would like the freelancer to provide:
1. Proposed floor plan layout for the house
2. Suggestions for room placement and flow
3. Kitchen, living room, and dining/common room arrangement
4. Bedroom, bathroom, and utility room layout

7. Site layout showing garage, driveway, parking, garden, terrace, and outdoor areas
8. Suggestions for how the house should be placed and used on the plot
9. Consideration of the natural surroundings around the house
10. Suggestions for how to make the best use of views, landscape, and outdoor areas
11. Consideration of sun direction, sunrise, sunset, and daylight throughout the day
12. Suggestions for where morning sun, evening sun, and sheltered outdoor spaces would work best
13. Consideration of wind protection, privacy, and practical outdoor living
14. Alternative layout ideas if you see better possibilities
15. Clean 2D drawings with approximate dimensions
16. If possible, simple 3D visualization or concept views of the house and plot layout
