Conceptual Architect for New Residence Design

Budget: $250 – $500 USD

I’m starting with a blank piece of paper on a new-build residence and need a talented architect to transform my wish-list into a clear, build-ready floor plan. We are looking to make a full in-law apartment on the first floor that is fluid with the rest of the design of the first floor. We want the living room/dining room area of the apartment to be useable with the rest of the house but also where it can be sectioned off (eg by closing a double door). Below are more specifics.

First Floor:
In-law portion - Separate exterior entrance
1. Bedroom 14x14
2. in suite or attached full bathroom
3. walk-in closet
4. kitchenette
5. An open living room/family/dining room that can be shared with the rest portion of the house but can also separated by double doors
6. ⁠access to the basement - can be a shared stairwell with the main portion of the house

First floor Remaining:
7. Open design kitchen with a fridge, double wall oven, microwave and with an island about 5x9
8. A breakfast area for a 6x3 table
9. A walk in pantry with counters and a sink
10. ⁠family room
11. ⁠a mudroom
12. ⁠half bath
13. ⁠dining room
14. ⁠Coat closet
15. ⁠open foyer - no stairs by the front door

Second Floor
1. Large Master bedroom with an adjoining office but with separate access
2. ⁠3 additional bedrooms ideally 14x14 each. Each room with a walk in closet and in suite bathroom. One room bathroom should have hall access
2. ⁠Laundry Room about 7x10 with a sink and closet
3. ⁠One additional offices
4. Ideally a loft overlooking the downstairs family room

Basement:
1. 14x14 Guest room with walk in closet and attached bathroom with hall access also and ideally two windows
2. ⁠Storage Room
3. ⁠5x5 laundry room
4. ⁠large media/gym room
5. ⁠large open space

All Toilets in the house should be facing the sides of the house (eg when sitting someone would be facing either the right side or left side of house)

We like natural light and open spaces.

Deliverables I’m expecting:
* Conceptual floor plan options (PDF or JPEG) showing room sizes and circulation
* A refined final plan in CAD/DWG and printable PDF after feedback rounds
* Basic room schedules noting square footage and key features for each bedroom

Attached is the footprint of the house and the site plan. There is a little flexibility on changing the front of the house and the family room bump-out in the back but the back width corners of the house cannot be altered because of site restrictions. Looking forward to seeing smart, well-proportioned ideas that make every bedroom feel like a private suite while keeping the whole house cohesive and buildable.
