Architect Needed – Concept Plan for Long Narrow Plot (33 ft x 528 ft) in Chennai
Project Brief:
I’m looking for an experienced architect or designer to create a concept plan and layout for a residential project on a long and narrow plot in Chennai (CMDA limits).
Site Details:
Plot size: 33 ft (width, road frontage) × 528 ft (depth)
Road width: 18 m
CMDA setbacks: 3 m front, 1.5 m rear, 1.5 m on each side
Permitted height: Stilt + 3 floors
What I Need:
Concept layout and massing plan that follows CMDA norms
Efficient ingress/egress and car parking strategy for such a narrow, long site
Suggestions for optimal unit layout (residential apartments, commercial office/co-working, mixed-use, or duplex villas)
Maximise usable built-up area, light, and ventilation
Practical, cost-effective and financially sensible design ideas that make the building stand out on the road, making it a landmark.
Deliverables (Initial Stage):
Concept site plan
Parking layout approach
Basic floor plan ideas or zoning suggestions
If the concept is good, we can extend the project to include detailed drawings, elevation design, and construction drawings.
