Brief: Request for Consultant Services to Prepare Building Control Drawings and Specifications
We are seeking a qualified consultant to prepare Building Control drawings and specifications to demonstrate compliance with current planning regulations for building extension under permitted development in England.
Scope of services:
• Review proposed extension design and site context.
• Confirm applicability of permitted development rights (PD) and any planning conditions or Article 4 directions that may affect consent requirements.
• Identify relevant Building Regulations (England) and standards that apply to the project
• Produce clear, buildable Building Control drawings (plans, elevations, sections, and typical details) for the extension.
• Prepare accompanying specifications and schedules of work aligned with Building Regulations, referenced standards, and best practice.
• Include structural notes (if required)
• Provide fire safety and occupancy considerations appropriate for the extension type and usage.
Compliance and coordination:
- Ensure drawings and specifications demonstrate compliance with applicable Building Regulations and guidance (e.g., Approved Documents, Part L1A for dwellings, and relevant guidance for extensions).
- Prepare a Building Control submission package suitable for the local authority or approved inspector, including any necessary forms, drawings, and calculations.
Deliverables:
1. A complete set of Building Control drawings (plans, elevations, sections, details) for the proposed extension.
2. A detailed specification and schedule of works aligned with Building Regulations.
3. Compliance checklist mapping to relevant Approved Documents.
4. Submission-ready package for Building Control (local authority or approved inspector).
Project requirements
Location:
Totton, New Forest, Hampshire, England (with emphasis on compliance for extensions under permitted development and any PD-related conditions).
Anticipated project type:
Single-storey rear extension, Garage conversion to Garden and Utility rooms.
Timeline: Target Building Control submission shall be 10 days from engagement.
Deliverable format: PDF drawings, Word or PDF specification, and any required CAD files deliverables, if requested.
Qualifications: Registered Architect or Architectural Designer, with experience in Building Regulations submissions for PD extensions; additional experience with local authority policies and PD guidance is desirable.
