Basement & Home Addition Plans
Budget: $250 – $750 USD
I’m preparing to remodel my single-family home by excavating a full basement and extending the existing footprint to create additional rooms and larger living areas. To move forward with permitting, I need a complete set of structural drawings that show how the new basement foundation ties into the current structure and how the added square footage will be framed and supported.
You will receive the current as-built plans and any site measurements I already have; if more information is required, let me know early so we can schedule a site visit or gather extra data. All documents must satisfy my local residential building code and be ready for submission to the city.
Deliverables
• Foundation and basement wall plan with footing, rebar, waterproofing, and drainage details
• Framing plans for floors, walls, roof, and any steel or LVL beams needed for the additional rooms and extended living spaces
• Connection details, schedules, and general structural notes in compliance with current code
• Structural calculations supporting all load paths
• Final drawings in PDF for permit plus DWG (or equivalent) for future revisions
Acceptance criteria: drawings stamped (or ready to be stamped) by a professional licensed in my jurisdiction, calculations reconcile with the plans, and all files open without errors.
