Concept Plans + Elevations for 36-Room Double Storey Motel (Australia – DCP Compliant)

Job Description:
We are seeking an experienced architectural designer / building designer / draftsperson with demonstrated experience in Australian residential and commercial projects to prepare concept design documentation for a proposed 36-room, double-storey motel development.

The scope is for council-ready concept plans, compliant with applicable Development Control Plans (DCPs), LEPs, and relevant Australian standards.

Scope of Works:

Site-responsive concept floor plans (36 motel rooms)

Building elevations (all sides)

Landscape concept layout

Parking layout (including accessible parking)

Services layout (indicative) – waste, stormwater, access, circulation

DCP compliance calculations (FSR, setbacks, height, parking, landscaping, site coverage, etc.)

Basic 3D external render (for council pre-DA / concept review purposes)

Location: Australia (full site details to be provided to shortlisted freelancers)

Essential Requirements:

Proven experience with Australian planning controls (LEP / DCP)

Experience delivering concept designs for council assessment

Strong understanding of Australian residential & commercial design standards

Ability to clearly document planning compliance

Portfolio demonstrating similar Australian projects

Ability to communicate clearly and meet deadlines

Deliverables:

PDF concept drawing set (plans, elevations, compliance summary)

1–2 basic external 3D renders

Editable source files (DWG / Revit / SketchUp or similar)
