1 marine parade Newell

We have purchased absolute beachfront property in Northern Queensland Australia. We have been working with 3 different Queensland designers and have 2 fairly advanced designs--one which was presented to council for building approval. Design exceeded setback requirements resulting in the necessity of a financially insurmountable seawall. We want to revisit the 2 designs in hand, reduce the footprint (perhaps add second story to accommodate loss of square meter on lower level) and try to stay within the setback boundaries. It is difficult to engage with the designers, 8,000 miles away (living in Dallas, currently) and as with most places, designers and contractors are over extended. We are hoping to find someone locally (Dallas area) that can give ideas to design changes that can then be coordinated through our Project Manager in Queensland, to be put forward for construction tender.
