I have a project here that is I broke down into tasks. Would this be something you would be interested in doing?
The scope of work consists of designing three 2bed/2bath unit apartments with associated surface lot parking for all three units. All three units will have suitable outdoor space, separate exterior entrances and will be sized (+-) 850sf per unit. Careful consideration of local zoning, setbacks and lot coverage will determine the footprint for the entire “three-plex” property.
Scope of Service needed:
To articulate and define our approach to providing professional services, the proposed services are categorized by task.
Task-1 Data Collection & Code Review( I have most if not all of this information)
To begin the design process applicable building and zoning codes will be confirmed. A zone lot
study has been performed and all applicable site considerations will be applied.
Task-2 Establish Design Concepts
Develop a design which exceeds the owner’s expectations while satisfying
the requirements of the review agencies. These concepts will investigate interior spatial relationships, patio & porch layouts, building form, disruption to the existing site, and exterior materials.
Task-3 Finalize Design Concept
Will finalize the design documents incorporating comments and suggestions
provided during Task-2. Deliverables include:
• Cover page with project, zoning & code information
• Site plan
• Floor plans
• Exterior elevations and design details
• Exterior 3D images
Task-4 Construction & Permit Documents
Construction Documents will be developed for owner review, Building Department approval,
construction estimating and construction. Will prepare the following documents:
• Cover page with project, zoning & code information
• Site plan
• Floor plans
• Interior elevations of bathrooms and kitchen areas
• Electrical fixture, switch, and outlet locations
• Building sections
• Exterior elevations
• Wall sections, construction details & schedules
• Interior & Exterior 3D images
• Framing plans
• Structural details
• Structural integrity letter for existing structures
• Foundation and/or crawl space Radon gas extraction system design required for all new
construction
• Manual S&D (equipment & duct sizing) and Manual J (heating & cooling loads) is
required by the City of Lakewood when new systems are installed
• Sewer Use and Drainage Permit (SUDP) submittal documents
