I'm seeking an experienced professional for a site layout (yield study) for a modern townhouse development in Penrith, NSW. The site is zoned R3 with an FSR of 0.75:1, covering 1,737m², with a ~45m frontage and a max height of 8.5m. We aim to build 13 modern townhouses (each ~100–110m²) with private gardens and a one-way central driveway layout.
Key deliverables include:
- Concept yield plan with dimensioned layout
- Parking allocation: 13 garages, 3 visitor bays
- Estimated landscape percentage and solar access
- GFA summary ensuring FSR compliance
- Clause 4.6 necessity identification
- Final files in PDF and DWG formats
Ideal skills and experience:
