2 Story addition plans redrawn and 3 d design help (2 bathrooms and kitchen) Basic engineering knowledge helpful, Removing a load bearing wall and a support beam.
Budget: $250 – $750 USD
Need to re draw plans and could use help with interior design especially kitchen (some 3d designs to get a visual perspective). No dwg file will have to be drawn from scratch. First floor should be easy. Second floor is where I need the more help.
I am doing a home addition adding 12 feet to the back of my house. It was originally to be 3 floors including basement, but I have decided to remove the basement to lower costs and make some changes. They are listed below. I have included the previous plans for your reference and dimensions. If you have any questions or suggestions, I would love to hear them. This will help me pick a designer. Basic engineering knowledge is a plus.
First Floor:
I am removing the playroom (this will become bedroom 1), the stairs going down to basement, and a support column that is in the middle of my family room this will need to be reinforced.
I would like to add 2 bedrooms and make the bathroom much larger. This can be accomplished by drawing an upside-down L hallway from the existing garage to the back. This will give access to both bedrooms and an egress leading to the back of property. The second bedroom may use some of the garage space to add a closet like In old plans.
The bathroom should have a walk in shower, separate tub (size/free standing or jetted to be determined), and a linen closet. Direct access to the bathroom from the family room and bedroom 1 is required.
I currently have a wet bar and a wine rack in my family room, I do not wish these to be moved or removed (updated is another story). The entire family room is covered in 70’s style wood paneling. Access to bedroom 1 should not be from family room. Old plans had new 8 ft opening off family room removing wine rack. Not ideal unless someone can show me and or convince me otherwise.
Second floor:
We are removing the office, the hallway leading to it, and the walk in closet on the old plans.
Closet space is horrible. We wish to increase closet space in all bedrooms if possible. My idea was to steal the closet (doubling the size of the closet in one bedroom closest to the stairs) from the one bedroom and add a closet to this bedroom by using space from the master bedroom. We will be adding 2 walk in closets (his/hers) to the master bedroom if possible. Current dimensions of the Master are 11 ½ by 13 1/3. It doesn’t have to be much bigger as long as we get the closets. The tricky thing about this is we currently have a sliding glass door to the deck off both the bedroom and the dining room. This sliding glass door makes it difficult to have furniture in the room and unfortunately my wife wishes to keep it. To make things even more challenging I want to have a descent size TV in my bedroom but we do not have the current wall space to have a dresser to place it on.
Kitchen is horribly small with very little cabinet space. The lighting in the kitchen is bad as well. We wish to remove the backwards L wall in kitchen to open up the floor plan and create a large eat in kitchen with a large island that a large party of people may eat off of(this does not necessarily have to be traditionally shaped) . We don’t even have a stove. We have a wall oven and a glass top stove. We wish to add a gas stove with vent. Don’t need a skylight as long as kitchen is properly lighted. 3 D rendering would help here.
The bathroom on the second floor is horribly small for a master/ common bath. We wish to use the additional 12 feet to extend the bathroom and include a large shower with dual shower heads on opposite walls so two people may shower at the same time and or perhaps a rain shower(it currently has a tub/shower). My wife believes a tub should be included as well but I am not sure we will have the space for that upstairs. If we remove the existing second closet in the master bedroom and widen the bathroom this may be possible. The other existing closet in the master closest to the door may be able to be used as a linen closet in the bathroom.
