12-Storey Residential Floor Plan -- 2
Budget: $250 – $750 CAD
Looking to have drawings completed for a 12-storey, 156-unit residential tower in London, Ontario and need a complete floor-plan package that meets every relevant section of the Ontario Building Code. The concept is Modern and one key feature is a rooftop terrace that must be fully integrated into the life-safety strategy.
Scope
You’ll translate the project brief into clear, build-ready floor layouts: lobby and ground-floor amenities, nine typical residential floors, a dedicated rooftop terrace level, and an efficient mechanical penthouse. Circulation, exits, barrier-free routes, fire separations, and service shafts all have to pass OBC review.
A file for an 8-storey building is provided to use as a guideline. Use the 8-storey building file to design the floor plan of the 12-storey building for which there is a site plan file included.
Preferred tools are AutoCAD or Revit—whatever you normally submit to municipal examiners. PDF sheets for client sign-off plus the native CAD files are required.
Deliverables
• Dimensioned floor plans for every level, scaled and annotated to OBC standards
• Unit mix schedule showing 156 suites with accurate areas
• Code matrix highlighting OBC Part 3 compliance (egress distances, occupancy loads, etc.)
• Roof-terrace plan detailing guard heights, access, and structural zones
• One revision cycle after city comments
Acceptance
The package is complete when the plans are ready for the City of London’s formal building-permit intake with no outstanding code items.
