Architectural Services
1. Concept Site Plan
Scope:
• Verification of project vision, building planning, aesthetics, materials, programming, unit mix/distribution, and amenities.
• Preparation of one site plan concept sketch and one-line unit floor plans.
• Creation of a matrix detailing conceptual unit breakdowns and sizes.
• Development of a 3D SketchUp massing model for visualization.
Deliverables:
• Conceptual site plan based on provided survey.
• Initial 3D visualization of height and density.
Meetings:
• 2 kickoff meetings/calls.
• 2 review meetings/calls.
2. Schematic Design Phase Services
Scope:
• Prepare detailed schematic design documents for approval.
• Integration of building plans, sections, and elevations.
• Energy Star or LEED certification checklist preparation.
• Further development of the 3D SketchUp model.
Deliverables:
• 5 renderings (4 ground-level street views and 1 aerial view).
• Submission of design documents tothe Project Owner for approval.
Meetings:
• Up to three review meetings/calls.
Optional Services: Additional rendering views can be provided upon request.
3. Municipal Land Use Submission
The submission will follow municipal requirements, including colorized floor plans, elevations, and 3D renderings from the schematic phase.
