Residential New Construction Architectural Design

Hello,
[ I just want to say beforehand, I am Not in a hurry/rush]
I am in need of a complete blueprint package for county approval that meets IRBC 2018 codes, I’m looking to build something simple and very affordable. I’ve attached preliminary drawings as well as the permit requirements provided by the county.
Below is description of the building:
•R-1 residential
•16’ x 26’ (416 sqft)
•2 x 4 Wall Stick Built
•Monolithic Slab Foundation
•Wall Heights: 10’ and 7’6”
•Monolithic Shed Style Roof
•Roof has slightly less than a 2:12 pitch
(The reason for the low roof pitch is I have plans of making this a garage eventually. In the north end of the house I would like to put a header for a garage door eventually)
•Roof Peak/ 2ft foot overhang
•Eaves and All Gable Ends/1 ft overhang.
•Rolled Asphalt Roofing
• 3 windows
•1 door
(Reference rough elevation drawing for locations and sizes)
•I would like to use T1-11 in a Horizontal direction for both sheathing and siding.
-Prior to the T1-11 being applied, I would like to wrap and tape the wall framing with Tyvek.
