I'm in need of an experienced architect or draftsman who can create a modern cottage type residential floor plan. The total area is between 1600-17-- square feet. Your task will be to generate a design that maximizes space, allows natural light, includes the following things and offers a visually appealing interior.

- A 1 and a half car garage
- 40 Feet Wide
- Up to 70 feet long
- A large laundry/utility room that includes a large sink, laundry, cabinetry and a drop zone.

- Full Primary Suite
- One additional bedroom
- A den/office or flexible space
- One additional bathroom for guest use
- A sunroom on the back of the house
- The kitchen sink can't be in the kitchen island
- Pantry space
- 10 foot ceiling in the common area (entry, living, kitchen)
- 9 foot ceilings everywhere else
