Residential home in Beaverton, OR. I need an Oregon structural engineer to assess the structural integrity of a beam that the prior owner cut a notch in to make room for a garage door opener track. The beam is made of 3 12 x 2 boards bolted together, but not in a stacked fashion (See pictures for how boards are oriented.) The total beam thickness is about 4.5 inches and width of board is 12 inches. House was built in 1969, so wood is denser than today's wood. Beam is 17'9" long. House is single story ranch. Notch in the beam is 3 inches wide, 4.5 inches deep. The area over the garage is the attic, with trusses. We want to sell the house, but want to provide an engineer's assessment that the beam is safe. It's been there as long as we've owned rhe house (20 years), and we haven't noticed anything concerning regarding the beam.
