Residential Architecture for New Build

I'm seeking an architect with a strong background in residential design to assist with the initial concept and design stage of a new construction project.

1. Development of design brief for all occupancy requirements in collaboration with the client
Deliverable - Detailed design brief with completed existing condition plans
2. Development of floor layouts
Deliverable - Proposed Floor plans complete with dimensions and a description of the functionality in accordance with the brief.

Details.
   - Wall Sections: Detailed cut-through views of walls, highlighting construction layers and finishes.
   - Feature Sections: For unique design elements like niches, staircases, or decorative panels.
3D Views
   - Perspective Views: Rendered views to help visualize the design.
   - Isometric or Axonometric Views: Simplified 3D drawings showing spatial relationships.
 - Wall Finish Schedule: finishes for each wall (e.g., paint, wallpaper, tiles).
   - Door and Window Schedules: sizes, materials, and finishes for doors and windows.
   - Finish Schedule: all materials and finishes for floors, walls, ceilings, etc.
   - Furniture and Fixtures Schedule: type, size, and finish of furniture and fixtures.
- Full and detailed list of all materials, fixtures, fittings, appliances etc
- Hyperlinks to US Suppliers for order and shipping
- Cost summary of all individual items with subtotals and grand total.
