2 D Plans of House and Land for submission to council
Budget: $10 – $30 AUD
Please read as this is the full briefing!!!!
I am about to buy a piece of land. Down the track I would like to subdivide it. I would like to draw up plans with houses so that if we sell the one piece of land we can provide ideas. You would need to know australian regulations!!!!
1. I would like to have a focus on landscaping with fruit trees, vegetables, native garden AND a natural pond with a stream. Obviously the cost is to be kept in mind so it needs to be well thought. It should not be sterile but rather natural and creative
2. The houses I can give you the sizes. They will be shed houses so the plans would be done by the company providing them. There would be on each lot a granny flat of 10 x 7 metres and a house of 14.4 by 16 metres. There will also be a garage probably 10 metres wide and 8 metres deep and a tinyhouse (declared as a caravan of 6 metres by 2.6 metres.
3. I would like to see the use of natural resources so sun in winter but in summer rather over the house. If you look up the address than also you could add things like the normal wind direction for planting trees/bushes to enforce more windbreeze going through the house
5. You would need to add a drivewya (4.5 metres wide) y which I would assume should be placed on the side of the church as that is where the big street goes by so it would make sense to move away from that highway.
6. Taking into account the big street it would also help to use the noise from the stream/pond to overshadow the noise of the street.
8. We might have bore water on the property but we dont know yet.
9. We will need a septic tank system so that needs to be taken into account.
10. Bushfire is something to keep in mind so the water should be placed so it can help in a possible fire situation. I have attached a picture of the bushfire prune area. I would suggest you probably start behind that line (I think we need a six metre set back anyhow).
11. The land is 4000 sqm and we would be looking at subdividing about 1500 sqm excluding the driveway
12. You need to add the position of the electric pilar and use the attachment as a guideline.
The land is flat and there are no obstacles or anything.
Important to us is that it is a green heaven that is easy to maintain, gives us our own food and is a place of recreation. We dont want overplanting as we believe sometimes less is more.
I shall attach some pictures of what I am referring to as for the buildings. It is not ours but just to show our style.
Once we feel comfortable with eachother I would give you the address of the property.
It does not have to be a fancy plan as it is only for submission to council. The houses will be shed houses so the shed company is providing their drawings and for the building permit they will provide the structural engineering. So this job is solely about finding the perfect positions and basically making a plan for where to do what.
