Planning Drawings for Rural Settlement Dwelling
Budget: $250 – $750 AUD
Planning Drawing Package – Rural Settlement (South Australia)
Location: Port Rickaby, South Australia
Council: Yorke Peninsula Council
All drawings required at 1:200 scale
Project Overview
I require a planning-level drawing package for:
- A proposed detached dwelling
- A proposed detached shed (shed drawings already completed and will be supplied)
- The property is located within the Rural Settlement Zone under the SA Planning and Design Code.
Important site conditions:
No mains water – rainwater tanks required
No mains sewer – on-site wastewater system required
Minimum finished ground and floor levels required (AHD)
Council has requested dwelling documentation to demonstrate the subordination of the shed
This is a planning compliance package, not construction documentation.
What I Will Provide
- Detailed shed plans (floor plan & elevations)
- Certificate of Title
- Site information
- Council correspondence
- Zoning / overlay details
You are not required to redesign the shed — only to incorporate it into a compliant site plan and demonstrate proper relationship to the dwelling.
Experience Required (Essential)
Applicants must:
- Have experience preparing drawings for Australian planning applications
- Understand SA Planning and Design Code
- Understand ancillary building subordination requirements
- Be comfortable working with AHD finished floor levels
- Understand on-site wastewater planning layout
If you do not have relevant Australian planning experience, please do not apply.
Scope of Work (All Drawings at 1:200)
1️⃣ Site Plan – 1:200
Must show:
- All boundary dimensions
- North point
- Total site area
- Proposed dwelling footprint (external dimensions)
- Proposed shed footprint (from supplied drawings)
- All setbacks dimensioned
- Separation between shed and dwelling
- Existing natural ground levels (RL)
- Proposed finished floor levels (AHD noted)
- Driveway location
- Rainwater tank locations and capacity
- Septic tank location
- Effluent disposal area (indicative layout)
- Drainage direction
Must be suitable for PlanSA upload.
2️⃣ Dwelling Floor Plan – 1:200
External wall dimensions
Room labels
Total building area
Entry identified
3️⃣ Dwelling Elevations – 1:200 (All Four)
Must show:
Existing ground line
Finished floor level (AHD)
Wall height dimensioned
Ridge height dimensioned
Roof pitch
Elevations must clearly demonstrate that the dwelling reads as the primary structure.
Deliverables:
- PDF planning set
- Editable DWG file
- One full revision cycle included
Milestones
- Site Plan (including shed integration)
- Dwelling Floor Plan + Elevations
- Revisions
- Final Issued Set
Payment is released only after review of each stage.
