Office Remodel: Modifications and Reconfiguration
Budget: $30 – $250 USD
Instructions for Modifying the Existing Plan
For reference, here are the target surface areas to be approximated as closely as possible:
• Meeting Room: 20m²
• CEO Office: 10 to 15m²
• Shared Office: 10m²
• IT Room: 4m²
• Sales Office: 15 to 20m²
• Marketing Office: 30m²
• Accounting Office: 30m²
• HR Office: 5 to 10m²
Following the meeting with the client, the following modifications need to be made:
1. Room Layout Changes
• Swap the Meeting Room and the Shared Office.
• Move the HR Office to the current Men’s Restroom location.
• Create two separate restrooms (one for men and one for women), each with a single toilet inside.
• Expand both the Pantry and the HR Office, which will now be located in front of the Marketing Office.
2. Glass Partition Specifications
• All glass partitions must be double-glazed.
• Each partition should have a solid section from 0m to 1m and a glass section from 1m to 2.70m high.
3. Door & Alcove Adjustments
• The Marketing Office door should be swapped with the new printer alcove.
• The printer alcove partition must be made of solid drywall (Placo plate) instead of glass.
4. Circulation Adjustments
• The passageway in the Shared Office must be 1.20m wide instead of 1.57m, allowing the curved reception partition to be moved back.
• The corridor must be 1.20m wide, which will allow all offices on the left side to be enlarged by 30 cm.
• The CEO’s Office can be reduced in size to enlarge the Accounting Office.
5. Emergency Exit & Windows
• Create an emergency exit door in the current Meeting Room, aligned with the corridor.
• This door must be equipped with a panic bar.
• All windows on the left facade of the building must have the same dimensions: 2m wide × 1.5m high, starting at 1m above the floor.
6. Exterior Adjustments
• Flower pots should be installed along the left facade to create a pedestrian walkway.
• On the main facade, install bollards or flower pots to prevent cars from approaching the building and to define a pedestrian pathway with a sidewalk.
7. Main Entrance Modifications
• Replace the main entrance door and the glass panel to its right with a large glass bay window.
• The bay window should include a 1m-wide opening zone, with the remaining panels fixed.
• The left-side window should be resized to match the other windows around the building.
8. Shared Office Window Restriction
• No windows should be added in the new Shared Office due to site constraints.
9. Security & Access Control
• Install an access control badge reader on the corridor-side wall behind the reception (fixed to the wall).
• Since the HR Office and Marketing Office doors will be facing each other, add a security door in the corridor to separate public and private areas.
10. Electrical Adjustments
• The electric meter should be placed either in the IT Room or inside the Printer Alcove closet.

We can also add the flooring type for each room:
• Reception, Kitchen, Corridor before the airlock, IT Room: Tiled flooring.
• All other rooms: Flexible flooring.
