New hillside house
Budget: $5,000 – $10,000 USD
We need plans to submit to the city for a hillside house at 752 Woodland Dr. Sierra Madre CA 91024 with new walkway from the street. The existing structure needs to be removed before they will issue the demo permit so we need to have the plans approved by the city. There are a few oak trees on the property but if they impede the build the city will allow us to remove and replant a new tree somewhere else on the property. The new structure needs to be be at least 5 feet from the property lines on both sides. Currently the garage is to remain as is. There is no gas meter but the main electrical panel is on the side of the garage and the water meter is at the street. We need to run the main waterline, a new sub panel to the new structure and connect to the sewer. Here are some of the documents we have for the property. There is a pad at the top of the property however its not actually part of the property and is an access road for the property behind that was never developed. From the top of the property you can see the ocean but unless the new house was built on stilts or a very large retaining wall was built we dont think it would be possible to build up there without substantial increase in cost. Our goal is to utilize the exiting graded areas for the new build to avoid retaining walls but it would be nice to terrace the hill behind although not necessary to keep costs down.
