Modern 18 Unit Apartment Design
Budget: $30 – $250 CAD
Three notes based on messages I received about this posting:
1) We do several of these buildings a year, and generally use local architects for them. So I know what the concept stage costs.
2) The initial project is basically designing the floor plate layouts for one floor (6 units) and elevation concept development based on the below criteria. Once that is complete and accepted, the elevations, renderings, and major modifications will be contracted separately. So don't send me some shitty attitude about pricing, and don't try to act like a 3-4 hour autocad brainstorming session on your behalf is some sort of renaissance art. Dont waste my time and I wont waste yours.

I'm looking for an architect who can help me design a modern-style, 18 unit apartment building. This project needs to prioritize energy efficiency, affordability, and low construction costs. The building will be made primarily of wood, with concrete foundation and concrete first floor slab, so experience and expertise with this material is essential.
Key Requirements:
- Modern architectural style: The design should embody contemporary aesthetics and features.
- Affordability: The design should consider cost-effective solutions without compromising quality.
- Energy efficiency: This is a key feature of the building. The design should incorporate energy-saving elements and principles.
- Low construction cost: The design should be mindful of the overall budget and seek to minimize construction expenses where possible.
- Wood construction: The building will be primarily made of wood. Knowledge of this material's architectural applications is crucial.
The project consists of:
Underground parking, one level, 14+ spaces
Suspended concrete slab for main floor (Above parking garage)
Wood frame construction from main floor up
18 total units, mix one one and two bedroom units (Ideally 12 two bedroom, and 6 one bed units)
One bedroom units shall be between 350-600 square feet each, two bedroom units shall be between 550 and 750 square feet each.
Ideally, all units would be the same layout for each type (all the same layout for all one bed, and all the same layout for all two bed units)
3 storey above grade max
50' x 80' max footprint, inclusive of access to underground parking
9' ceiling height in units
We will require floor plans, layouts, elevations, and a simple plot plan. AutoCAD and PDF files are required. Designer should be mindful that this project is to be constructed in Canada, so Canadian national building code (2020) must be accommodated. IE; minimum 2x6 exterior framing, R24 wall insulation, R60 ceiling insulation, fire wall accommodations between units, sound attenuation between units, etc.
Ideally we would also require 3d renderings of the exterior of the completed design.
All modifications, etc. need to be provided and accommodated, and you should expect input from us to be incorporated into the final project as the design progresses. There will also be input and requests for changes from our structural engineer and mechanical engineer once the design is preliminary complete, and these must also be accommodated by the successful designer.
We would like to hire based on the following criteria:
Lump project payment for initial design and elevation concept development and acceptance for floor plates / elevation concepts
Hourly payments for major modifications, elevations etc. after initial design is completed and accepted
Lump sum payment for 3D rendering once final design is achieved.
If this project works out, we have 4 more buildings to design in 2025, ranging from 12 to 60 units, so we could develop a good working relationship.
