Modern Single-Family House Plans

Job ID: 38498134

Budget: $250 – $750 USD

I'm seeking a skilled architect or designer with experience in creating modern single-family detached house plans. The layout should accommodate 3 bedrooms and reflect a contemporary architectural style.

I am looking for the following
- Proficient in modern architectural design
- Experience with ICF construction designs
- Experience in drafting residential house plans
- Can produce drawings that meet or exceed the internation building standards
- Can take my rough drawings so you can criticize and enhance what may be bad choices.
- Can take my rough drawings and understand the concepts and goals to produce a better design.

What are my concepts and goals?
I want an easy to build home that may look like a box in design for easy construction but is more appealing than a box. Modern designs along with stucco. Drop ceiling recessed lights. Heated concrete floor. I am not sure what needs to be in the plans and what doesn't.
Easy to build means that I am not cutting a thousand shapes into the ICF blocks to make a ton of curves and joints. It also means that the heights of things should fit the fox blocks size of blocks to reduce cuts. If the choice is to build a 8ft wall requires cutting 3 inches off a block, i would rather just have 8ft 3inches. This is a 2 story house and you should know what the requirements of the thickness of the walls should be. https://www.foxblocks.com/products/series

My design at a high level is simply 3 large rectangles that combine into a single house to allow for internal structural walls be used as load bearing walls. This may be wrong but it is my thinking. The second floor and roof will use litedeck to create the floors. https://liteform.com/litedeck-srs/ and the roof will need a pitch to right side of the building for drainage. The roof will be used for solar panels and other things. The A/C will be minisplits in all rooms mentioned in the next section.

Floor by floor:
1st floor has a raised entrance with glass windows on each side of the entrance. To the left is a room reserved for a laundry room along with the common bathroom plus some extra space for possibly a sitting room. To the right is a bedroom and bathroom that is duplicated on the second floor. Next to the bedroom is a room that can be used as an office or a theater room also duplicated on the second floor. In the back left is the kitchen that has an island and probably a bay window. Hanging off the kitchen are two rooms, 1 is the walk in pantry and the other is the dinning room with windows to see the pool.
The garage is not in the design I attached and should come in on the left side of the house. That

The 2nd floor has the master bedroom on the left side. Its split into his/her beds with a exercise room above the dinning room with 3/4 walls covered in floor to ceiling windows (as much as possible). The bottom half of the photo shows an empty space for a bathroom and closet. This whole section is a bit frustrating to design. I would prefer the exercise room to be shortened and the beds moved out some to provide more room for a walk-in shower and sizeable closet but I dont know if the wall supporting the outside can handle moving the beds over that wall. Also, I am not happy having a hallway in the main bedroom. if needed/possible maybe widen this rectangle to extend it to be bigger and allow more room to design. Maybe the bay window is better for a closet than it is for a bathroom. Not sure.
The other side of the second floor is already described. The pool deck would be the only other piece not mentioned. If the bay windows don't look the same size then they should mirror and be symetrical on both sides.

The 3rd floor/roof is icf lite deck and needs to flow to the right due to the natural slope of the land so it can flow out and away from the house at the ground level.

I hope you see this as an exciting opportunity.
