Modern Mixed-Use Apartment Floor Plan
Budget: $250 – $750 AUD
I'm seeking a skilled architect or designer to create and design a modern, mixed-use, three story apartment building floor plan. The building should contain:
A three-story contemporary styled complex with 12 apartments.
One set of apartments with street frontage. There will be a driveway on the lefthand side leading to parking and the rear set of apartments.
On ground floor of the front building it will have two cafés, shop or office on the ground floor at street frontage.
The rear building will have one bedroom apartments separated from the front building with a “L” shaped configuration driveway with 12 car parking spaces.
Total site area is 1015m2
Zoned Mixed Use / Residential R100
Frontage is 18.93 metres wide
Length is 53.65 metres long
Front set back is 2 metres
Rear and side set backs are 2 metres
The floor plan must meet the Inner Mandurah Precinct Plan Final
Dated 9 March 2011 (incorporating Modification No 1).
Clause 2.3 Mixed Use / Residential R100 & Mixed Use
Clause 2.3.1 Objectives and Urban Form
The objectives of this area are to promote a mixture of medium and high density apartment style accommodation, mixed with small scale office and commercial development.
These lots front identified key connector streets or supporting streets and the Precinct Plan seeks to increase the development potential of these lots.
These streets are those within the Precinct Area which should provide some form of public transport, and due to the movement economy, become locations whereby small scale office and commercial development can appropriately mix with medium and high density residential development.
The land use and density of this area has been allocated for a number of reasons:
* it provides for a different type of residential development in the form of apartment style rather than grouped dwelling style accommodation;
* it provides a scale which should result in a denser ‘urban’ environment rather than single and possibly two storey development. Without scheme or policy backing, experience in recent times indicates that developments are seeking to provide for the minimum that they have to.
* In context of the Residential R100 density, it is a density higher than what the market may be ready for at present, however meet long term objectives which should be pursued particularly in regard to provision of public transport and as the entrance into the City Centre.
Development of this area shall be in accordance with the following:
* a minimum scale of 3 storeys at the street front for R100 sites.
* Maximum building height is limited to 5 storeys (21 metres).
* the street frontage being maximised with ‘active building’ frontages;
* the ground level of any mixed-use or residential development shall be designed to accommodate cafe, office or shop.
The complete must include efficient layouts and amenities to make the complex attractive, functional, offering cohesiveness with shared community vegetable/herb garden plus shared community outdoor bbq area.
Floors 1-3 (Residential)
Each floor houses 4 apartments, for a total of 12 apartments in the building.
Apartment Layouts:
To diversify appeal, each floor could include:
2 x One-Bedroom Apartments (Approx. 60-70m2 each)
* Open-plan kitchen, dining, and living area
* 1 bathroom
* Balcony or small outdoor space
2 x Two-Bedroom Apartment (Approx. 90-100m2 each)
* Open-plan kitchen, dining, and living area
* 2 bathrooms (1 ensuite in the main bedroom)
* European style laundry
* Balcony or terrace
Shared Amenities (Each Floor):
* Hallways with natural light: Include skylights or large windows to make the hallways inviting.
* Laundry Room: If apartments do not have individual laundry facilities, a shared laundry room on each floor could be an option.
The layout must offer a modern, community-oriented design for an inner city urban space.
Ideal skills and experience for the job include:
- Proficiency in architectural design software
- Previous experience with creating floor plans for mixed-use buildings
- Strong understanding of modern design principles
- Excellent spatial awareness and planning skills
