Modern Medium-Sized House Blueprint Design

I'm in need of a skilled and creative architect to help me design a new house. My vision is for a modern style home, which is roughly medium-sized, in the range of 1000 - 2000 sq. ft. Ideally, the plan should incorporate 3 bedrooms and 3 bathrooms with an additional bedroom & bathroom in the basement for rental use.

Ideal skills and experience for this project would include:

- Experience in creating architectural plans for modern style houses
- Prior projects dealing with medium-sized houses
- Outstanding attention to detail
- Creativity to ensure the best utilization of the available space
- Proficiency in using advanced architectural design software

I have attached the survey that includes lot perimeters. On page 2 you will find a variance approval to extend the lot parameters on SE corner.

NOTE: My initial goal is to determine what size/shape of house I can fit within the building parameters. Once those measurements are provided, we can work together to determine the interior/ exterior design.
