Modern Farmhouse Home Build

I am seeking to build a small (40x30) second home on a lot I just purchased in Delaware. It will eventually become my permanent residence. I have some very specific ideas for the house design, interior and exterior, so this is not a ground-up build design. However, I am having difficulty finding a plan online that fits. This would be generally a simple, straightforward design, as I am hoping to have it built as a modular to save time and costs. I would like to work with an architect who can take the pictures I have of home exteriors and interior floorplans, combine that with my notes, and construct a workable building plan. I need this turned around rather quickly, as I must present a building plan and budget to both a builder and the lender during the upcoming construction loan application process. I am a professional and recognize the value of another professional's time. So, I can get to the point quickly on my design project once we get started and I'm willing to pay a fair rate for a skilled architect's time. This app requires me to select a payment method and a budget, but I am flexible on both based on the architect's preferences. Thank you for considering this project. Laura
