Mixed Use Project Multifamily Hotel Retail Density Study and Renderings

Would like to yield 400 units of 750/Net Square Feet (not the Gross add 20%) with a 150,000 square foot hotel below the Multifamily 13 story Insulated Concrete Form Tower with Comslab Structural Steel system where the hotel "wraps" the concrete parking garage consisting of 670 parking stalls whereby 2 stories are below grade and the balance ideally no higher than 4 or 5 stories above grade with retail on the ground floor. On the top of the parking garage would be a shared Amenity Deck with Pool & Fitness Center between the Hotel (on their roof) and Multifamily. The site is 1.8 acres and there is 30,000 square foot (2-story 15,000 square feet per story) historic structure with a 20:1 FAR so the constraint here is really the cost to build and stay within the heights.
