Minimalist, Sustainable Double-Storey Townhouse Design
Budget: €2 – €6 EUR
I'm seeking an architect with experience in designing economical, minimalist, sustainable double-storey townhouses with large windows in a subtropical region. The project involves creating four dwelling units, each approximately L10 x W6 m, and a fenced swimming pool of about L12 x W6 x D1.50 m.
Key specifications include:
- Downstairs: A kitchen, lounge with eating section, guest WC under the staircase landing, and space for drawers underneath the lower part of the staircase.
- Upstairs: A large balcony, two bedrooms, small office, corridor.
- Floor height 2.80m
- Exterior: Doors to the front yard (main entry) and backyard, common swimming pool
Design should incorporate:
- Civil engineering and foundation plans.
- Detailed kitchen layouts to enable kitchen manufacturers to use the plan without lengthy Q&A. The naterial shall be fire-proof, humidity-proof, and termite-proof.
- Use of solar panels as a roofing material.
- Preferably a steel structure with lightweight panels such as MgO, EPS, or SIP.
- Everything except for furniture to be 'turnkey'.
- Emphasis on durable (50+ years), yet sustainable materials.
- A modular design with an option to build two dwelling units at a time.
- High fire resistance and good insulation.
- Prefab, but not based on containers.
Deliverables:
- Architectural plans
- Civil plans
- Bidding documents stating intentions, expectations and conditions
- Proposed project plan with Gantt chart in MS Project and WBS in MindManager
- Proposed contract conditions for general contractor
- Electrical plans including PV solar and battery plans
- Fire Protection plans
- Interiors plans (kitchen, staircase drawers, built-in cabinets)
- Landscape plans (front and backyard)
- Mechanical plans (HVAC)
- Plumbing plans
- Equipment plans
- Resource plans
- Structural plans
- Renderings with two images per room, two images of the front yard, two images of the backyard, and one aerial view.
- Assistance in sourcing materials in China and shipping to Malawi, Africa.
- Weekly remote supervision and project report during bidder evaluation, shipping preparation and construction phase.
The exterior and interior design of the townhouses should follow a minimalist, contemporary style, employing a lightweight panel material such as MgO, EPS, XPS, SIP or ICF. Other materials can be proposed as loong as they have a high longevity, low cost and offer fireproof, waterproof and good insulation qualities.
We are looking for a competent architectural and planning team with strong experience in sustainable design and an understanding of using lightweight, yet strong materials with high lonvevity. Prior experience with modular designs and sourcing materials will be an added bonus.
