Masterplan – Urban Design
Budget: $750 – $1,000 USD
Hi,
We’re currently looking to collaborate with an urban architect for the development of a masterplan for a 28-hectare coastal site with strong tourism and residential potential.
Project Overview:
• Total Area: Approximately 280,000 m²
• Location: Bahía de Ocoa, Azua, Dominican Republic — beachfront land with direct access from the main road
• Land Use: Villas, apartment complexes, commercial area, tourist stop, recreational spaces, and green zones
• Topography: Combination of flat areas and sloped terrain
• Coastal Strip:
A 300-meter setback from the high tide line will be reserved exclusively for common and recreational use. This includes:
o Beach club
o Water sports facilities
o Walking trails
o Reforested areas
o Coastal public amenities
• Restrictions:
o A high-voltage corridor of approx. 10,000 m² must be designated for green areas or non-permanent uses only
• Estimated Lot Sizes:
o Villas: Between 550 and 650 m²
o Apartments: Between 3,500 and 6,000 m² per block or cluster
• Access Point: Main entrance planned with space for a commercial zone and a tourist stop
• Key Approach: Sustainability, efficient internal circulation, landscape integration, and tourism appeal
Project Phases:
1. Phase One – Zoning Masterplan:
Development of a zoned masterplan that clearly defines the areas for villas, apartments, commercial use, recreation, and green spaces.
At this stage, architectural design is not required — only the strategic layout of lots and land uses.
2. Phase Two – Architectural Development:
Design development for each previously defined zone (typologies, volumetrics, technical specifications, etc.)
Attachments:
• Site plans for the three adjoining properties
• Topographic contour lines (elevation data)
• A reference image illustrating the type of zoning masterplan we are aiming for
