Looking for architect to come up with the most efficient floorplan possible for a 5 to 8 story apartment building of 45 units.
Lot size is 125x105. Zoning permits 45 residential units to be built on upto 8 stories. 68 parking spaces are required.
Will definitely prefer someone that is familiar with Miami Building Codes (miami 21).
As per image, property consists of Lots 3, 4, 5, 6, and 7. Side setbacks are zero, front setback is 15'. Parking space width is 8.5', depth is 18'. Each parking space needs 22' of backup space. Need 2 stairwells and 2 elevators.
