Project Title: Comprehensive Design Document & 3D BIM Model for Custom 3-Level Hillside House (ArchiCAD 28)
Project Summary
We are seeking an experienced BIM professional to develop a complete and highly accurate design document package for a custom three-level hillside residential property. The scope involves transforming the provided preliminary design PDF (including sketches, dimensions, and site information) into a detailed, construction-ready BIM model and expanded 2D documentation set.
Key Deliverables
The freelancer must produce the following highly accurate and detailed outputs based exclusively on the provided PDF document. All dimensions, quantities, and layouts must be accurately represented.
3D BIM Model (.PLN): A comprehensive ArchiCAD 28 model that includes the architectural structure of the house (all 3 levels) and the surrounding site/topography (including slopes and retaining features as indicated).
2D Floor Plans (3 Levels): Detailed and dimensioned floor plans for all three levels, formatted for architectural review and permitting. These plans must include:
Color indication and shading to distinguish spaces.
Accurate furniture inputs and placement as shown in the provided drawings.
Full representation of all windows, doors, and built-in items shown on the source drawings.
2D Elevations: Accurate, fully dimensioned exterior elevations (North, South, East, West) showing architectural features, fenestration, and rooflines. These elevations must include material callouts to specify exterior finishes.
2D Site Plan & Landscaping: A detailed site plan showing property boundaries, setbacks, and a full landscaping design based on the provided document. This deliverable must also include a clear document of the material specifications used for all hardscape and softscape elements.
Mandatory Requirements
Software Proficiency: The project must be executed entirely using ArchiCAD 28.
Work Environment: The freelancer is required to perform all modeling and documentation work directly on a cloud server (details regarding access will be provided upon hiring).
Accuracy & Quality: All resulting documentation (3D model, plans, elevations, site plan) must be highly accurate on information and dimensions, correctly scaled, and organized to be immediately ready for the subsequent phase of Construction Documentation (CD). The final product should require minimal modification to proceed to structural and engineering coordination.
Ideal Candidate Profile
The ideal candidate has proven experience with complex residential projects, specifically hillside or sloped-site architecture, and is expert in ArchiCAD's BIM environment, including terrain modeling (using the Mesh tool or similar functionality). Proficiency in translating conceptual/sketch designs into full, presentation-ready 2D and 3D documentation is essential.
