Land Subdivion

I need to create a site plan design of a 40 acre lot, with subdived into smaller lots. Need figure a design to subdivide the most amount of lots that are 1.25 acres each (around 30 smaller lots). I need to creat access roads from the main road that conect to each lot. An Archtect or civil engineer with design capabilities should be ok to do this basic design. A copy of the map is attached. The road ro the west is "N La Burma Rd". The road to the north is "W Teel RD", The road to the east is "N Warren Rd" . The property line are in blue. The property line to the west and east are1327' (feet) long. The property to the north and south are 1311' (feet) long.
