House Requires Deck, Landscaping and small Addition

Budget: $30 – $250 CAD

The purpose of this project is have plans, elevations and 3d drawings prepared to renovate this property to include a new front deck with integrated dry storage and new stairs in the front yard. Also, in the backyard, we would like to add on to the house. The small addition would be 2 storey, the main floor would allow for storage and an entrance from the backyard while the upper floor would be suitable for a bedroom. In addition, we would like the backyard to be able to accommodate parking for 3 vehicles and developed to provide some privacy and perhaps a courtyard area and an area for garbage and green bins. If possible, a carport for one vehicle would be very nice.

The house overlooks the water. Although it is an older, traditional style house, we would like it to have more of a beach house feel. Any recommendations to improve the curb appeal are welcomed.

Considerations:
Front deck to be demolished. New deck to be bigger (up to limitations of setbacks), tiered? Bushes can be removed.
Would like to eliminate almost all grassed areas
Existing shed (could be reused): 7’ wide x 42” deep x 99” h (at peak). It can be painted.
2 Planter boxes (could be reused – lattice could be removed): each planter box is 8’ w x 3’ deep x 17” high (70” high overall if lattice is included with planter)
3 glass panels could be reused. Each panel is 3’ h x 66” wide.
Would like to have privacy on each side of the deck, without obstructing view too much. We would like the front facing view from the deck to either be glass or another design to make the view of the water the main focus.
A right of way runs along the back of the property, this must be kept clear for vehicles to pass.
Windows to be replaced: 2 large front windows and large back window on the main floor and the large window upstairs facing back yard. Suggestions required for the style of replacement windows and doors.
Both exterior doors to be replaced – they could be moved if it suited the design.
Roofing will be replaced
Note: The Surveyor’s plan was done many years ago. There is no longer a wood fence. The neighbor at has since installed a chain link fence. The front deck and stairs are now different too. Refer to photos.

We are in a climate that has snow and ice in the winter so extra space to maneuver and for snow banks is required in the parking area.
Vehicle sizes:
2 vehicles approx. each 7’ x 21’
1 vehicle approx. 7’ x 16’

By-law and Code Requirements:

- Minimum rear setback is 6 meters
- Minimum front setback is 3 meters
- Minimum side setback is 1.25 meters
- Maximum lot coverage 40% - one accessory building up to 20 sq meters exempted from total.
- Stair railings are required for 3 or more stairs
- Deck railing are required from heights 2’ – 5’ 10” require 36” high guard. Above 5’10”
Guard to be 42” high. All railings or guards to be made with vertical components or solid (not climbable ie no horizontal bars or boards)

Accessory Building:
- Cannot be closer to the street than the main building
- Minimum set back on side and back property lines of 1.25 meters
- Not to exceed 5.5 meters tall
- Maximum footprint of 60 square meters
-Must be separated from main building by at least 1.25 meters
