I am looking to have house remodelled. Ground and 1st floor.
Dimensions
13.5m x 4.6m inside wall to wall.
Downstairs roof height - 2.1m
Upstairs roof height - 2.5m at apex (centre of room). The outer walls are 0.85m in heght and beams slope to apex @ 0.45m centres. There are horizontal ties at 1.93m (beam underside) from floor.

1. Image of the 1st floor. Note one end is full height (expose brickwork so like to keep a feature. There is also another full height wall towards one end of long side.
2. proposed downstairs floor-plan with stairs in place - option 1
3. proposed downstairs floor-plan with stairs in place - option 2
4. Upstairs potential floor plan to match option 1 & 2 stairs.
There are no internal walls so both up and down can be blank canvas. Particularly keen to focus on the best layout for upstairs to maximise space to incorporate - kitchen, dining and living space and small WC. Note not all space is 100% usable due to reduced headroom.
