Budget: $750 – $1,500 USD
I’m embarking on a sizable home project that will both enlarge and refresh my current house. The core objective is to increase overall living space while keeping the look and feel firmly in a traditional style so the new work blends seamlessly with the existing structure.
Scope of the expansion
•create a hallway that attaches the house to the garage
• Covert garage into a living space
• add a living room
• Add a small kitchen
• 3 bedrooms to accommodate a growing family
What I need from you
1. Scaled architectural drawings – conceptual layouts through to permit-ready floor plans, elevations, and sections.
2. Structural notes sufficient for an engineer’s sign-off.
3. A finish schedule that respects classic, traditional detailing (think raised-panel cabinetry, crown molding, and sympathetic exterior materials).
4. 3D visuals or renderings so I can review proportions before construction starts.
I’m comfortable if you prefer working in AutoCAD, Revit, or another professional BIM tool, as long as deliverables come to me in both native and PDF formats.
Acceptance criteria
• Plans fit local residential code and setback requirements.
• All bedrooms meet egress rules; kitchen layout allows the classic work-triangle.
• Final files arrive on the agreed timeline and are cleanly layered for easy hand-off to my builder.
