High-level Designs for Small Lot

I need couple of designs conceptual or high-level design for discussion with city planning team next week. More work to be followed if satisfied.
Lot size : 33*50 after front set backs it's : 33*45 feet
FAR Ratio is 3.0

I am looking below options
1. All commercial on ground floor+ dwelling units on top floors (mix of 1BHK+1/1.5 baths and 2 Bed + 1/2 Baths ) may be 4 units
2. 2 Commerical spaces on ground floor and mini office Spaces on Top floor

Let me know your thoughts and options and open to suggestions. This to be inline with bylaws
