Garage Renovation

Hi, I'm looking for a Drafting Specialist to draw a floor plan for the renovation of my garage. I am looking to turn it into a living space within this year (soon). I need someone who is proficient in producing drawings sufficient for bid request packages. Whoever I work with would need to be knowledgeable and experienced in both residential and local residential building codes. I am a construction project manager with experience in contracting; I need to have an organized document for small bid packages, carpentry, plumbing, electrical and mechanical. I have adequate engineering resources and will provide the required design information as well as permit applications..

Please provide fee and time to complete for the scope outlined below:
GENERAL DESCRIPTION:

21 x 23 foot print, the space currently has drywall finish and concrete floor.

Carpentry:

Close in 16 x 8 Garage door opening, reside with vinyl ship lap siding , Add 1 exterior entry doors and 1 interior passage door, Add 1 window, create 8x10 bedroom, create 5x8 bathroom with shower, water closet and sink, create 5x8 landing with 2 steps (transition from house to garage space) Minor Drywall modifications.

Plumbing:

Attach sanitary drain to existing floor drain. 3" or 4", with 2" sink and shower drain. Provide 3" vent stack with 1-1/2" fixture vents. Furnish and install toilet, sink and shower. Route and connect hot and cold water; from the existing space.

Electrical:

Install 100 amp sub panel
Add ~ 8 electrical outlets, GFI for the bathroom,
Add ~ 4 ceiling fixtures, include wall switches
Power for Exhaust fan
Power for Heat Pump or Split system

Mechanical:

1 - ~ 2 ton Heat pump (minimal air ducting) or split system
1 Exhaust vent duct

General:

2 Roof penetrations for plumbing vent and bathroom exhaust.
Laminate flooring
minor concrete floor leveling
Floor cutting for plumbing
Double entry door on the exterior.
