I need a licensed land surveyor to perform a complete topographic survey of a 7.82-acre parcel in Georgia, USA. The data will feed directly into civil design documents for construction planning, so horizontal and vertical accuracy must meet current Georgia standards and be defensible in permitting, STAMPED.
Please collect enough spot shots to generate clean 1-foot contours across the entire site, tied to Georgia State Plane coordinates and NAVD88 (or the local benchmark you establish and document). While the main requirement is the contour map, be sure to pick up all visible ground breaks, drainage features, pavements, fences, and any other elements typically needed for site plan, erosion plan, septic plan, grading and utility layout.
I am requesting a COMPREHENSIVE TOPOGRAPHIC SURVEY with contours for a 7.82-acre wooded parcel in Georgia, intended for precise engineering design and building placement.
This survey will be used to position 3 buildings, one a three level 58 ft x 55 ft residence with a full daylight basement, so high-accuracy elevation data and slope analysis are critical.
REQUIRED SCOPE
1. Contours & Elevation Data
a. Provide 1-foot contour intervals (preferred)
b. Include sufficient elevation shots to accurately define:
i. Slopes across the entire site
ii. Building pad area
iii. Driveway alignment
iv. Drainage paths
c. Identify and label benchmark(s) and vertical datum used
2. Building Area Detail (High Priority Zone)
a. Provide denser elevation shots in the proposed building area to support:
i. Exact house placement (58' x 55')
ii. Finished floor elevation (FFE)
iii. Full daylight basement exposure
iv. Cut/fill analysis
b. Clearly depict slope direction and grade transitions
3. Stream & Drainage Features
a. Locate and map:
i. Top of bank (both sides)
ii. Flow line / thalweg
iii. Stream width and alignment through the property
b. Capture sufficient shots to define:
i. Drainage patterns
ii. Water flow direction
iii. Any low points or pooling areas
4. Site Features
a. Show all visible and relevant features, including:
i. Tree lines and significant individual trees (in building/drive areas)
ii. Existing structures (if any)
iii. Fences, roads, paths, utilities, and improvements
b. Include property boundaries (or overlay if separate boundary survey exists)
5. Accuracy & Methodology
a. Survey must be field-verified using GPS/total station (no GIS-only data)
b. Suitable for engineering design, grading, and permitting
c. Include sufficient shot density for reliable contour generation
6. Deliverables
a. Stamped and signed topographic survey showing 1-ft contours, scale bar, legend, and north arrow in PDF.
b. CAD files (.dwg) with:
i. Contours on separate layers
ii. Breaklines (stream, ridges, etc.)
iii. All points and features clearly defined
iv. Raw point file (CSV/XYZ) and a brief survey report describing control, methods, and equipment used
c. Metadata including:
