 This project is for building a unique institution for leaning which is run by a community of resident and visiting educators.
 Project is planned to be executed on a plain tract of 100 acres.
 It is divided into 8 clusters. Each cluster needs to be designed separately at this stage because the placement of clusters vis-à-vis each other would be determined by the actual layout of land when available.
 The design of building and infrastructure should be done on the basis of general/broad guidelines which are given in two sets after the description of clusters below.

1. Bioclimatic architecture: Building design is based on its climatic context and stated objectives

8. High energy efficiency: Thermal insulation and protecting the thermal bridges and reducing draughts to avoid energy losses; a building with near zero energy consumption

11. External plumbing and use of GI and CPVC alternatives, preferably SS, for it

24. Building does not use renewable fuels; therefore, it does not produce and does not emit CO2, particulate matter and other polluting substances into the atmosphere
25. High-performance windows with orientation and shading: Heat loss and gain through standard windows accounts for 25% to 30% of residential energy use.
26. Airtight building envelope: Keeping air, and thus heat, from leaking out or in further reduces the need for heating and cooling.
27. Climate-appropriate insulation levels: Some homes are even built entirely from insulating materials to minimize the need for energy supply.
28. Thermal-bridge-free design: Weak points in a building envelope that allow heat to drain out of a house are eliminated.
29. Continuous ventilation with heat recovery: Fresh, filtered air enters the home through a heat recovery ventilation (HRV) system.

Design and Construction Guidelines II
1. International Green Building Guidelines can also be referred.
2. Structures shall be designed and constructed in such a manner that all the parts remain accessible for routine & emergency inspection/intervention and repair.
3. Water recharge pit
4. UG tank for water storage and fire suppression system
5. Pressurised water supply for reduction of water wastage
6. Sewage Treatment Plant/Biodigester/Effluent Treatment Plant for recycling waste water.
7. The building design should fulfil the criteria of RAMS, i.e., Reliability, Availability, Maintainability & Safety.
