Drafting Specialist for Commercial Project
Budget: $30 – $250 AUD
Project Description:
We are seeking a highly experienced and knowledgeable Drafter or Architect to prepare architectural drawings and documentation required for a Change of Use permit for a commercial property in Victoria, Australia. The proposed change of use is to a Place of Assembly.
Key Responsibilities:
Prepare detailed architectural drawings (floor plans, elevations, sections, site plans, etc.) compliant with all relevant Victorian Building Regulations, National Construction Code (NCC) – particularly Volume One (Commercial Buildings), and Australian Standards.
Clearly articulate and demonstrate how the proposed design meets the requirements for a Place of Assembly, including but not limited to:
Occupancy capacity calculations and egress requirements.
Fire safety provisions (fire resistance levels, smoke hazard management, sprinkler systems, emergency lighting, etc.).
Access and
amenability requirements (DDA compliance).
Sanitary facilities requirements.
Ventilation and natural light provisions.
Structural considerations (in collaboration with an engineer if required, but understanding the architectural implications).
Liaise with relevant consultants (e.g., fire engineer, structural engineer, access consultant) if necessary, and incorporate their input into the drawings.
Prepare all necessary documentation for submission to a Private Building Surveyor/Council for permit application.
Address any RFI's (Requests for Information) or queries from the Building Surveyor or relevant authorities during the permit application process.
Ensure all drawings are clear, accurate, and professional, suitable for statutory approval.
Essential Skills & Experience:
Proven expertise in Victorian Building Regulations and the National Construction Code (NCC) – particularly Volume One (Commercial Buildings).
Demonstrable experience with Change of Use permit applications for commercial properties, specifically to a Place of Assembly.
Strong understanding of fire safety, egress, and accessibility requirements for public buildings.
Proficiency in relevant drafting software (e.g., AutoCAD, Revit, ArchiCAD).
Excellent attention to detail and accuracy.
Strong communication and problem-solving skills.
Ability to work independently and meet deadlines.
Located in or with strong working knowledge of Victoria, Australia.
Preferred (but not essential):
Registered Architect with the Architects Registration Board of Victoria (ARBV) or highly experienced Building Designer/Draftsperson with a strong portfolio of similar projects.
Experience with other relevant Victorian legislation or planning overlays.
