Detached ADU + Phase 2 Add-on

Tearing down detached garage to build a detached ADU structure. Essentially it's a side by side duplex ADU. Phase 1 is half ADU and identical half for personal use. Phase 2 is a master bedroom add-on to my house which will combine the two structures. Then I will be able to convert the other half of the ADU to a JADU or... use it as airbnb. I have concept drawings and have got approval from the planning department. The trickiest part I've included in the concept is creating a bedroom loft over 1/3 of the ADU (over kitchen and bathroom). This is to maximize space and create access to a roof deck. The trick is to keep the entire structure under 16'. This is required to leverage the 4' rear setbacks allowed.
