Contemporary Quadplex Design -- 2
Budget: $1,500 – $3,000 USD
I need architectural design for a two-story multifamily, with each unit I would like them to be as uniform as possible and for 1br1ba units primarily but a few 2bd2ba units would be okay if it works out better within the footprint that we need. . The property is intended as a rental investment at 4479-81 Hunt Ave. 63110.
Design should be contemporary, and include in-unit laundry and private balconies as key amenities.
Ideal skills and experience:
- Expertise in contemporary architecture
- Experience with multi-family rental properties
- Knowledge of in-unit laundry and balcony design integration
- Strong visualization and planning capabilities
- The ability to create an accurate cost projection for the build
- Experience in creating 3D models for pitch decks and the neighborhood association review board.
- Creating permit ready drawings and the ability to communicate with a local engineer, architect or during the permitting process.

The lot is 75 feet wide and 125 feet deep.
~60 ft wide, 2 stories (12 ft ceilings), ~50 ft deep building with the front facing the south (Streetside) and the back facing an alley
Need room for detached garage behind ~30 deep x 30 wide on the east side of the property with three garage doors on the west side and a steel door on the south side.
A black metal fence around the sides that connects to the front corners of the building with a gate facing south on the west side with a gate and a driveway going straight from the street to the backyard on the west side.
Darker brown/red brick outer sections
White stone center band (inset, full height) with white stone around the bottom up to window sill height
Single centered front door (no side window)
Tall black-trimmed windows
Flat roof line
Dual sconces flanking the front door
